Each project is micro-researched quarterly, and over 100 fields of critical data are collected and included in a "Community Snapshot" individual report. All complexes are visited at least once a year by our locally based, professional research staff and property management is interviewed on-site. Our total market coverage also includes mystery shopping of projects for accurate and fully comprehensive market wide data. Our analytics and methodology are specifically designed for commercial real estate executives at all tiers of management. Comprehensive historical data is included in nine Market Overview Trend Reports. Additionally, we also perform a New Product Pipeline Report detailing all planned and under construction projects, and a Condominium Conversion Report of rentals converting to for sale units. Community Snapshot - Project Profile
Individual project reports of 402 market rate communities. Each report includes current Ownership and Management (including addresses, phone and fax numbers & websites); Community Information (total units, units built, units u/c, acreage, density, year built, # of buildings, stories, unit entry, elevators, and school district); complete Unit Mixes (breakdown of unit totals by floor plan, bedrooms/baths, accurate HVAC square footage for each floor plan, current rents and rent per sq ft, previous quarter rents per month and per sq ft, and occupancy - vacancy by floor plan); Complex Occupancy (rentable/occupied units, new and terminated lease figures, complex occupancy for current and previous 5 quarters, occupancy %, average weighted rent and rent per square foot, % change in average rent); Tax and Sales Data (tax ID, last sales date, last sales price, price per unit, tax assessment, many cap rates); Lease Information (application fees, total deposits, non-refundable amounts, minimum lease lengths, corporate rentals, storage rental amounts, premiums, pet restrictions and deposits, and all current concessions); Utilities (included and excluded services), Parking (breakdown of total surface, total covered, attached/detached garage, and structured garage including all parking premiums); and listings of all Community Amenities and Interior Finishes.

Condominium Conversion Report
Most accurate and comprehensive data on S. Florida's condo conversion market. Summary listings of all 2004-07 conversions, including complexes initiating sales in 2007. Report data includes conversion owner, complex and unit price, sales date, condo sales start up date, condo pricing , sales through 4th quarter 2006, complex and unit renovations, sales group, location maps, and over 100 additional fields of data.
